What Is the Hardest Month to Sell a House?
Winter is usually the hardest time to sell, and January is most often named the slowest month. October and November also get a bad rap. But a slow month isn't a dead month. Homes sell year round, and in winter the buyers who show up tend to be motivated.
What the data says
Sources measure "hard" differently, which is why they disagree. One national summary of Redfin and ATTOM data points to January as slowest on buyer activity and days on market, while ATTOM's seller premium data puts October and November near the bottom. That summary reports a premium of 8.8% in October compared with 13.1% in May. Treat those as national patterns, not a promise for your street.
On the flip side, Zillow's analysis says homes listed in late May earn about 1.7% more nationally, and its list for Baltimore, MD shows the second half of June as the best window, with a 2.0% premium, or about $8,000. Redfin says late April is the best time in most places. The takeaway: spring into early summer is strongest, and winter is slowest.
Why winter is slower
- Fewer buyers are shopping. Holidays and weather cut into house hunting.
- Less inventory to compare. Sometimes that helps you, sometimes it doesn't.
- Shorter days. Photos and showings can be harder, so presentation matters more.
- Buyers tend to be price-sensitive in fall and winter, per Zillow's seasonal summary.
Why a slow month can still work for you
Fewer listings means less competition. Buyers out in January or February often have a deadline, like a job move or a lease ending. If your home is priced right and looks great online, it can sell. Maryland REALTORS reported a statewide median of 20 days on market in September 2026, so many homes still move quickly.
If you have to sell in a slow month
- Price to the current market, not to last spring.
- Invest in photos taken in good light, and keep the home bright and warm for showings.
- Keep walkways clear of ice and snow.
- Be flexible with showings. The buyers who come out in winter don't want to wait.
- Consider timing the listing for a week without major holidays.
If you can wait
Waiting for spring only helps if you're ready. Other sellers have the same idea, so you'll have more competition too. I'd compare your goals, your cost to carry the home, and the local numbers before deciding.
FAQ
