How Long Does It Take to Sell a House in Maryland?
Plan on roughly two months from listing to closing in Maryland: a few weeks to find a buyer, then about 30 to 45 days to close. Maryland REALTORS reported a statewide median of 20 days on market in September 2026, up from 17 a year earlier. That's a median, so some homes sell faster and plenty take longer.
What the current numbers say
Maryland REALTORS' September 2026 statistics, using Bright MLS data, showed median time on market rising from 17 to 20 days, and months of inventory rising from 2.8 to 3.5. Inventory grew about 21% year over year, while new listings barely moved. That suggests homes are taking a bit longer to sell, and buyers have more choices than they did a year ago. Local results differ a lot by county, price, and condition, so ask for numbers for your area and price range.
The timeline from start to finish
- Prep: one to several weeks. Decluttering, small repairs, cleaning, photos.
- Listing to accepted offer: a few days to a few months. This depends on price, condition, and the market where you are.
- Contract to closing: about 30 to 45 days. ICE Mortgage Technology reported the average purchase loan closing in about 37 days in March 2026, and NAR's August 2026 REALTORS Confidence Index showed the typical contract closing in about 30 days.
- Move-out: at or shortly after closing, unless you negotiate extra time.
What affects how fast you sell
- Price. This is the biggest factor. A home priced to the market sees more showings early, when interest is highest.
- Condition and presentation. Clean, bright, uncluttered homes tend to show better online and in person.
- Photos and marketing. Most buyers see your home online first.
- Showing access. The easier it is to see the home, the more buyers see it.
- Location and price range. Some segments move faster than others.
- Loan type of the buyer. Some financing requires more steps.
What if it's sitting?
If you've had few showings, the usual suspects are price, photos, or condition. If you've had showings but no offers, buyers are probably telling you something about price or condition. Ask your agent for the feedback and the activity numbers, and talk about whether to adjust. Waiting a long time and then cutting the price a lot can cost more than making a measured change early. Your agent can show you comparable homes to support the decision.
Can you speed it up?
You can improve your odds, but you can't control the buyer pool. Good prep, accurate pricing, and strong photos help the most. Be careful of anyone who guarantees a sale date. I'd rather give you a realistic range and update you as we get real feedback.
