Can I Sell My House Soon After Buying It, and Will I Lose Money?
Yes, you can sell right after you buy. No law stops you. Whether you'll lose money depends on how much the home has gone up in value, what you owe, and what it costs to sell. In the first year or two, selling costs often take a big bite out of your equity, so run the real numbers before you decide.
Why it can cost you
When you sell, you typically pay:
- Agent compensation, which is negotiable
- Maryland transfer and recordation taxes and title fees, often split by custom or by contract [VERIFY current rates for your county with a title company]
- Loan payoff, including any prepayment terms in your loan paperwork (most home loans don't have them, but check)
- Repairs or credits after buyer inspection
- Moving costs and possibly overlapping housing costs
If you put down a small down payment, you've also paid down little principal, so there's not much cushion. I covered the full list in How Much Does It Cost to Sell a House in Maryland?.
The tax piece
The IRS lets you exclude up to $250,000 of gain from the sale of your main home, or up to $500,000 for a married couple filing jointly, if you meet ownership and use tests. In general you need to have owned and lived in it as your main home for at least two of the five years before the sale. There is partial relief for certain unforeseen circumstances like a job relocation. Sell before then and some or all of your profit may be taxable, but that matters only if you actually have a profit. Rules on this are detailed, so ask a tax professional. [See IRS Publication 523.]
If you're moving out of Maryland, there's another thing to know: Maryland can require withholding from nonresident sellers, and there's a form to request an exemption in advance. Ask your title company early. [VERIFY with title company.]
How to run your numbers
- Get a current estimate of value. A pricing analysis based on recent nearby sales is a good start.
- Subtract your loan payoff.
- Subtract estimated selling costs.
- Add what you'd spend on prep, repairs, and moving.
- Compare the result to staying put or renting the home out.
If the final number is a loss, you have options: wait, rent it, or look at what's driving the need to move. If you must move quickly for a job or another reason, tell me. We can plan a price strategy and timeline together.
