Can I Negotiate Extra Time to Move Out After Closing?
Yes, you can ask for extra time to move out after closing. It's usually called a rent-back or post-settlement occupancy. The buyer has to agree, and the terms should be in writing. Many buyers will consider it if the request is reasonable and they're not in a hurry to move in.
How it works
Normally you hand over the keys at closing or shortly after. With a rent-back, you stay for an agreed number of days after closing and pay the buyer a daily or lump-sum amount. Your agent and the buyer's agent put the details into an addendum to the contract.
What the agreement should cover
- Exact move-out date and time.
- Daily rate or fee, often tied to the buyer's housing costs.
- A security deposit or holdback at closing to cover damage or a late move-out.
- Utilities and who pays them.
- Insurance. Both sides should check coverage with their insurance agents. The buyer's lender may also have occupancy rules, so ask early.
- What happens if you stay past the date.
- Condition of the home at move-out.
Lenders can have rules about occupancy, so tell the buyer's lender early. Buyers who plan to live in the home may need the lender's approval. Ask them.
Tips for getting a yes
- Ask early, ideally when you receive the offer, not the week of closing.
- Offer a shorter, clear window instead of an open-ended one.
- Keep the terms fair. Buyers are carrying costs while you stay.
- Think about trade-offs. Some sellers give a little on price or credits in exchange for time.
When it might not work
If the buyer has a hard move-in date, such as a lease ending, they may say no. Have a backup plan: short-term storage, a short-term rental, or adjusting your own purchase timeline.
